1.0 Executive Summary
Following our initial proposal submitted in April 2017, I am delighted to present an updated version outlining the provision of management services to Knowles Close estate, on behalf of Horton Road (West Drayton) Management Company Ltd.
Mainstay is proud of our almost 20 year heritage of managing schemes across the UK of the scope and scale of Knowles Close. We are equally proud of our capability to work proactively with resident management companies, resident groups, individual leaseholders, freeholders and registered providers to exceed expectations.
An experienced local property management team will be put in place, complemented by our comprehensive central support infrastructure based at our o ces on the outskirts of Worcester. Our aim is to signi cantly enhance the customer experience and current management arrangements.
The Mainstay team and I are diligent in our approach to providing  rst class management services, supporting the Management Company with proactive and planned activity whilst remaining responsive to the day to day needs of the development’s community.
Mainstay have developed a number of industry unique advancements that clearly distinguish us from our competitors. These include:
 Rigorous compliance, risk and health and safety standards, including working with a dedicated Primary Fire Authority.
 A facilities management division, including a Building Services Engineering Team overseeing the provision of
M & E services.
 The provision of complete asset management and asset registration services.
 Delivering customer service standards parallel to high end hospitality industry.
 HR and employee services division.
 Robust credit control protocols and in house debt recovery.
 Procurement and compliance management including full contractor evaluation.
 Building surveying team.
 Full‘commitment’accountingandlivereporting.
 Industry leading Accreditations and Quality Assurance systems.
