 Energy
At handover, we would immediately undertake full tariff and supplier reviews. In readiness, this is currently being evaluated but we believe that you may potentially be at risk in relation to a costly long-term contract.
Lighting
A full LED lighting survey of current usage and bills will be prioritised and a recommendation will be made to the Board.
Health, Safety and Compliance
Mainstay considers Health, Safety and Compliance an absolute priority. It is crucial that we demonstrate that the landlord’s obligations are being met or that all reasonable steps have been taken to ensure the safety of all employees, clients, residents, and visitors.
We undertake fire and general risk assessments on all managed properties and a regular programme of audits is completed by the Building Manager, our central Health and Safety team and by our external OHSAS 18001 accreditation body.
Mechanical & Engineering Contracts
All current M & E contracts and arrangements will be reviewed and re-allocated impartially, in order to gain the best balance of quality and cost.
Insurance
Following a full insurance reinstatement valuation, we will market the scheme both within and outside the Mainstay block policy to ensure that The Freeholder and the RMC are securing the best coverage terms and premium rates.
Professional Fees
These have exceeded £90,000 in both 2017 and 2018. We would need to carry out detailed analysis but would expect all or most of this fee to be included in our management fee.
