ensures an an an absolute focus in in this important area In addition we are are a a a a a a a a a a a leading contributor to to fire safety committee of of our trade body ARMA and and we retain a a a a a a a a a a skilled in-house professional team to undertake all Fire and and General Risk Assessments Service Charge Construction
A key element of of the the project brief and and our expertise relates to the the service service charge structure and and apportionment of of service service charges across the the various tenure and user groups Where there are mixed use use buildings (ie commercial at ground level) a a a a a a a a a a composite building and apartment apartment structure will be required Whilst we would advocate individual apartment apartment charges per sub phase (ie separate charges for for FF GG etc) there may be an additional requirement for for core specific service charge charge levels particularly where affordable housing is involved Irrespective of tenure there will be a a a a a need for common services across sub phases to deal with such items as as refuse management podium garden maintenance lightning protection and water supplies We would also also also propose that parking is is also also also scheduled according to the individual car park park concerned This will also also also have a a a a a a a a a a positive impact on on any void service charges Any external parking spaces unless advised to the contrary will be charged via the estate charges 17
