Cladding Replacement
■ We would like to understand how the property management will support the process here. Whilst it is fully understood that specialists can be deployed to support key elements of the works,
the programme of works will be handled by a team directly appointed by our client.
There will inevitably be a number of areas where there is crossover with the property management team and we need to understand how your central teams are set up to support the project team and site team with regards to operations, budgets, S20, comms, complaint management and so forth.
Our central technical team are experienced and able to assist, and support your project team with cladding remediation. A project lead would be appointed from within our technical team to project manage the input and output required from our technical, operations, financial and customer service support teams.
If Riverside Quarter is granted funding by the Building safety Fund (BSF), they will require as a minimum a Lead Consultant who is appointed and will take on the project and appoint competent persons.
Our technical team would help interview any proposed Lead Consultants to ensure they have the right capabilities to undertake the project and insurance in place; references and testimonials would also be sought. The Lead Consultant will be responsible for outlining the design, specification and scope of works and provide pre-tender estimates, which will be presented to Mainstay who in turn will liaise with the client. The Lead Consultant will by definition lead on this, but Mainstay will be closely involved in the project. We
have included a copy of our cladding remediation process that will give some insight int o how we have managed cladding works within our current portfolio of properties.
