Systems and Communications
■ Riverside Quarter uses Dwellant as their online management tool. Please could you tell us about your experience of using Dwellant, or a similar online management tool. Can you share any opportunity for further innovation or advanced functionality that you have had experience of?
FPUK use RiskWise for all of their central reporting and the expectation is that this will continue for Riverside Quarter. Please could you provide information around the compliance reporting that you currently use including how you capture, log, report and track actions for H&S risks and propose how this could interface with RiskWise.
We have experience of working with Dwellant and using their platform directly and via our developer clients. The use ranges from key and parcel management to use as a communication and customer portal platform.
More recently some of our developer clients are working with Dwellant to use the system for purchaser’s completion paperwork, owner manuals and welcome documentation; this then links to the Mainstay portal which we use to interact with our customers. The benefit here is that because customers become familiar with the portal at the start of their purchasing journey the engagement levels remain high during their ownership tenure.
We have also used the system for managing bicycle stores and gym bookings, especially since gyms have recently opened on the 25th July, and there is a clear requirement for stringent tracking of individual gym and leisure suite usage.
As an organisation we also use Riskwise. Mainstay are
the retained asset manager for Aviva’s UK residential ground rent portfolio, comprising approximately 40,000 leasehold units. We typically utilise Riskwise for all Aviva’s General and Fire Risk management, and we are currently adding additional compliance activities such as Fire,
Water Treatment, Lifts and other statutory inspections to the network. Our experience is positive, and we believe Riskwise is a good risk management and reporting system.
Although Riskwise does not integrate with Qube Property Management, our primary proprietary management system, we are able to import and export data via excel. We therefore believe we can easily add this link in relation to Riverside Quarter.
