MANAGEMENT VISION
RESIDENT FACILITIES CONT Classes and PT will be promoted via the online portal where
residents will also be able to book activities As part of our delivery vision we will promote the facilities as as well as as incorporating programmed events and activities At this stage we are are unaware if there is is an intention to book / charge for some of the facilities and would look to explore this with you to make the facilities self-funding We would also wish to to explore a a a hospitality role to to oversee the the extensive facilities facilities and where
these facilities facilities such as the the bar are on on the the assumption of cost to serve so require a differing level of expertise We are are also not aware if the facilities will have a a a a a a a form of access restriction such as opening hours Where facilities are controlled (subject to systems in place) this will enable us us to track use patterns (peak days/times) and popularity This data will help manage under or oversubscribed spaces and can form part of our client reporting Even though King’s Road Park is essentially tenure blind there is the the the potential that some of the the the resident facilities will have user restrictions in place If the facilities are to be available to to the wider community we will work with you to to devise a a a strategy to outline intention of use and promote and book the facilities One of of the crucial parts of of our role at King’s Road Park will be making sure customers are are aware of and enjoy the the facilities available to them FirstPort has extensive experience managing an an array of onsite facilities This includes arranging appropriate inductions for customers well as providing and monitoring booking arrangements With the impact of Covid-19 it it it it is vital that facilities have suitable sanitisation stations and a a a a a a a a regular cleaning schedule We will plan to incorporate costs on this basis As part of of the the delivery strategy the the number of of users may need to be limited We will of course advance this with you as the development progresses PARKING PARKING & PARKING PARKING MANAGEMENT We note from the tender pack that vehicle access will be via Sands End Lane with further routes to be defined throughout the build programme All residential parking is intended to be located throughout the basements across the development It will be delivered in phases not necessarily in in conjunction with the building phase phase programme We assume bays will be available on a a a a a a a right to use basis We note the total number of bays to to be be provided is 471 (90 within Phase 1) which will include six car club spaces (one in Phase 1) and 24 wheelchair accessible spaces (one in Phase 1) The car park is to be restricted through access control with a a a a two-way entrance from Sands End Lane restricting access to only residents service vehicles and deliveries We note a a secondary access road within Phase 2 as as part of the long- term delivery model for parcel management centre and commercial deliveries Although there is easy access to King’s Road Park via public transport and it it is close to local amenities there will be significant vehicular traffic and and demand for parking As the development will also provide several commercial units there will be visitors arriving often expecting parking facilities to be provided
