FEES SERVICE CHARGES & OTHER
Our fees are calculated and and presented as a a a a a a a a flat fee fee and and not a a a a percentage of expenditure This is is in accordance with guidelines from The Association of Residential Managing Agents (ARMA) and The Royal Institution of Chartered Surveyors (RICS) To reach our our fee amount we have considered your requirements and the scope of service required We have also assessed the the complexity of managing the the development as a a a a whole In addition we consider the current market comparable market costs and the scale of resource required while meeting both you you and your customers’ expectations We present our fee based on a a a a a per per unit per per annum basis as as as follows:
Although we note there will be no no affordable or or intermediate units delivered within Phase 1 we have presented our fees considering the long-term delivery of King’s Road Park We have assumed the registered social landlord (RSL) will be responsible for delivering internal services to buildings comprising the affordable and intermediate tenures We have also assumed the managing agent will deliver full services where blocks are a a mix of private and intermediate tenures Our fee includes all general management of the development It also includes an an experienced and qualified Operational team supported by our extensive in-house experts which include Accounts Credit Control Customer Service Procurement Health & Safety Legal Technical Services IT and Client Account Management Our fees are based on on an an onsite Estate Management team which we consider will deliver high-value management in the most cost-effective way as part of the long term strategy We offer an out-of-hours support service at a a a cost o of of £3 50 + VAT per per unit per per annum This is is a a a 24-hour service that offers extra security and comfort to residents As this development will be permanently manned you may choose not to include this service and cost In respect of major works where a a a surveyor is appointed we would negotiate with them directly to agree fee levels which would include our administration costs at at approximately 2% of the final contract value For major works where a a surveyor is not required our fee would be 10% of the final contract price We note from the the lease this is is not not a a a tri-party with the the creation of an an RMC and therefore have not included Company Secretarial costs within our service charge modelling We can provide a a quote for these services if desired We also offer additional consultancy services for items outside of of our scope of of works We understand Berkeley Group has an an in-house team to collect ground rent Should you require this service we can offer collections at a a a a cost o of of 10% o of of the annual recovery We levy additional fees for property transfer consent and alternations which are chargeable to the individual customer where the service is required All additional costs and services are outlined within our management agreement Our terms of business outline what our flat management fee includes and all additional charges We are are aware the Berkeley Group prefers to use its own management terms We have no objection to this subject to review by our legal team Private apartments
