ESTATE SCHEDULE
For the purpose of this tender we have assumed that all of Phase 1 and and 345 residential and and commercial units will contribute on on an equal basis towards the estate’s associated costs As the the development progresses we assume the the estate will extend to all residential and commercial units sharing costs on an equal basis The residential delivery will comprise of private affordable and intermediate tenures We assume all tenures will benefit from all services and amenities being delivered at King’s Road Park DEVELOPMENT MANAGER
As outlined earlier we propose that a a a a a Development Manager is is onsite and is is introduced during Phase 1 The Development Manager will be responsible for the day-to-day management of King’s Road Park the onsite Estate Management team and third parties The role will focus on driving high customer experience and satisfaction while delivering the best management solutions and ensuring best practice is being adhered to The Development Manager will be responsible for a a a high performing onsite Estate Management team and site site wide service levels The Development Manager will be based onsite and we propose their hours of work to be Monday-Friday so that they are available to residents They will be supported by a a a a a Regional Manager as as well as as all of FirstPort’s in-house teams We note there are provisions within Phase 1 for Estate Management facilities with these excluding the the concierge area being further developed and moved to Phase 2 We note there will be adequate facilities within Phase 1 to to accommodate the onsite team We are happy to to discuss this in more detail if required CONCIERGE SALARIES & ON ON COSTS
We note the requirement to deliver 24/7 concierge and have included costs on on this basis To ensure that front of house services perform highly we consider that King’s Road Park will require a a Head Concierge role Their core duties aside from customer engagement will include parcel management (until the core facility in in Phase 2 is delivered) key holding and monitoring CCTV The front of house vision and service delivery will be further developed with you as part of our pre-mobilisation service We have assumed the residents’ health club facilities (swimming pool spa etc ) will be managed requiring three hourly water testing and and sampling with visits and and tests to the plant To support the security strategy and CCTV monitoring we consider security patrols should be outsourced to ensure there is always a a a front of house presence We would wish to develop the concierge strategy with you further being clear on on duties and service expectations from first occupation
