MANAGEMENT VISION
ESTATE SCHEDULE CONT MAINTENANCE OPERATIVE
We have allowed for the employment of two full time operatives to provide general estate estate upkeep estate estate repairs drainage and refuse strategy We would look to discuss the service offering and and duties in in more detail with you and and can provide costs for increased shifts OFFICE COSTS
We have allowed provisions for office associated costs to include phone lines stationery electricity water and general repairs INSURANCE
We have included employers’ liability insurance and estate insurance To refine costs we will require the reinstatement value for the office COMPUTER EQUIPMENT
Costs associated for monthly Wi-Fi are included which we assume will be provided to enable estate-wide connectivity and resident access We have included costs to provide a a a bespoke online portal to King’s Road Park and have sought a a a a a a quotation from Locale which provides the portal at Prince of Wales Drive Please see Appendix 2 As you are are aware Locale’s portal offers management solutions that enable effective onsite management in addition to features for residents such as booking systems latest news and updates on management The quotation received includes a a setup cost of £11 250 We have negotiated that thereafter Locale will cap the the unit numbers at 1 1 500 This will provide a a a £5 175 per annum saving Annual maintenance charges are included within our budget ESTATE INSURANCE
To ensure a a a a a full and comparable service charge budget is is provided within this proposal we we have allowed for Public Liability insurance based on the following reinstatement values:
