Management Proposal for Pinegrove Townhomes




               Comprehensive Duties to be Performed


               Tradd Management works at the direction of the Board of Directors. Our company will perform the
               necessary duties to ensure your investment is protected at all times. Our management agreement will
               outline these duties which will be agreed upon by the Board of Directors and Tradd Management. Duties
               may include: portal development; maintenance and accessibility; communications and correspondences;
               secure record maintenance; meeting attendance and preparation of documents; assistance with
               professional consultants; assist the Board of Directors with developing and maintaining policy procedures
               and permanent files; assist the Board of Directors with reviewing and maintaining community standards
               and regulations; assist the property owners and the Board of Directors with complaints and compliance;
               assist the Board of Directors with the development of rules & regulations; monitor card access and
               security for the amenities; assist with the distribution and collection of homeowner's assessments;
               provide necessary financial reporting as requested by the Board of Directors perform disbursement
               procedures as required by the Board of Directors assist the Board of Directors with annual audits and tax
               returns; prepare and maintain financial reports and produce monthly reports as required by the Board of
               Directors assist the Board of Directors in the preparation of the annual budget and reserve funding; work
               with homeowners and contractors to complete maintenance requests per the Board of Directors
               direction; monitor the performance of contractors; assist with the procurement of goods as established
               by the Board of Directors perform property inspections; establish emergency procedures.


               Bidding Procedure


               Upon direction by the Board of Directors, Tradd Management will procure contractor bids for all services
               to be provided.  A Scope of Services will be created by management, revised and approved by the Board
               of Directors and submitted to all contractors with a cover letter for directions and deadlines for
               submissions. Tradd Management will coordinate and supervise work from beginning to completion of all
               contracts.


               Standard Performance Metrics


               Tradd Management tracks its performance for each property through predetermined processes. All
               Association operations will be reviewed on a regular basis and maintained in the software system.
               Performance metrics may include but are not limited to the following: communications and
               correspondences, record keeping, meeting procedures, community standards and regulations, operating
               policies and procedures, rules administration and development, financial management and reporting,
               and common area services maintenance to include management and supervision.
