Management Proposal for 224 Fresh Drive Retail Center




               Multi‐Family:
                     Worked with the Planning Department of the City of Conway to rezone and annex a land tract
                       for multifamily development to meet an affordable housing demand outlined in the City’s
                       comprehensive plan. Served as developer, leasing agent and manager for the apartment
                       complex. Seven years later, handled the sale of the property to an investor for a condominium
                       conversion.

               Asset Management:
                     Asset manager reporting to the board of directors of a portfolio consisting of properties located
                       in the Conway Historic Riverfront District. Responsibilities included retrofitting and leasing retail
                       and office spaces, stabilized going concern operations for disposition, retrofitted and leased
                       riverfront restaurant, and also handled select disposition and reallocation of funds.

               Project Management:
                     Represented the Landlord of the Galleria Shopping Center in leasing a 20,000 square foot retail
                       space to a national technical college. Handled project management responsibilities to convert
                       the space and complete a $1 million plus up‐fit to accommodate both tenant standard
                       specifications and education zoning requirements.

               Receivership:
                     During the financial period of the “Great Recession”, Tradd formed an Asset Recovery Team and
                       represented 13 lending institutions including two operating under a Loss‐Share Agreement. The
                       Team provided a single‐source solution for sales, management, and the full range of related
                       services required for disposing of distressed assets.
