ARTICLE VI
SQUARE FOOTAGE REQUIREMENTS
No building lot on parcels zoned for the multi-family shall be subdivided.
Single family homes constructed on parcels zoned for multi-family
residential habitation in PGI Section 23, shall not have less than two
thousand (2000) square feet of living area. Garages, carports, screened
porches, lanais, etc., shall not be taken into account in calculating the
minimum square foot area of dwelling units under this covenant. In the
case or two or more dwelling units per parcel, the area of each unit shall be
determined by the square footage of the living area. Each dwelling unit or
apartment must have a minimum of one thousand (1000) square feet of air
conditioned living area and is to be used only by a single family, their
household servants and guests. Air conditioned living area shall be the
sum of the living areas on all floors of the unit. No building shall be higher
than two stories or twenty-five feet (25') unless a variation of that
requirement is approved in writing by the Board of Directors as agent of the
Grantor.
