Searching MLS
There are main categories to be aware of when searching for property in MLS, which break down as
follows:
1. Class - basic groups: residential, condo, land, commercial, interval, rental, multi-class
Type - a more detailed subgroup within a class.
Class Type
Residential Detached, Detached HPR (Horizontal Property Regime), Detached with leased
land, Manufactured with leased land, Manufactured with land, Semi-detached
Condo/Townhome ½ Duplex, Condo, Townhouse
Land Residential lot, Manufactured lot, Acreage, Multi-family lot, Industrial, Farm,
Commercial, Boat slip
Commercial Business, Office, Retail, Restaurant
Interval Timeshare, Fractional
Rental Leases
Multi-class Includes every type above, searches every Class
2. Status - refers to the availability of the property, more specifically if its currently available, sold,
or under contract.
Active Active, Active with Kick-out Clause, Pending contingent contract , Pending
contingent financing, Pending Sale Cash, Hold-Don’t-Show
Sold Sold
Expired Property expired without selling
Withdrawn Listing was removed from the market by broker or seller
Rented Property was leased
3. Construction status - is used to differentiate resale homes from new construction.
Never occupied New construction that has not sold
Never sold – previously occupied Usually a new construction model home
Resale Previously owned property for sale (most common)
To be built New construction waiting to be built
Under Construction Property is currently be built but not finished
