Quick Tips to Help
As a general rule, the more search criteria you add into MLS, the more likely you will accidentally
exclude inventory you may not want to. It’s best to keep the criteria to a minimum unless looking for
something very specific. When searching for clients, these are the 3 ways you will most likely be
searching at first:
When a client is searching for a home in a general area or general price range
Search residential, then active listings, then add a price range. This will give you a very broad
search. Then decide if you want to narrow down the results by either location (area, city, subdivisions)
or by features (bedrooms, pool, garage).
When a client is looking for a specific neighborhood or condo building
For homes: search residential, then active listings, then add subdivision to search all listings in a
neighborhood.
For homes: search condo/townhomes, then active listings, then add project/section code to
search all listings in a condo development.
When a client is looking for a specific property
Search with the MLS number if provided, or search the address or street name if they are not
sure.
