Analysis of documents released under the FOI
Relating to MSDC Application DM/16/2845
Advice Given
District Plan having being submitted to the Inspectorate
for examination. At present the policies in the District
Plan have limited weight as they have yet to go through
the examination process.
Therefore, the starting point for determining a planning
application here at present will be the MSLP and the
Neighbourhood Plan. This means that policy H4 in the
MSLP in respect of affordable housing would be relevant,
which requires 30% affordable housing on site. I do not
consider that there are any reasons why affordable
housing should not be provided on site in this case.
A further issue we identified was the proximity of the site
to ancient woodland. Standing advice from Natural
England sets out that a 15m buffer should be provided
between new residential development and ancient
woodland. This should be taken into account when
planning the layout of the site. I have sent you an
overlay showing the extent of the ancient woodland in a
previous e mail.
If you wish to submit revised plans for our comments w
would be happy to look at them. I hope the above is
helpful.
