several assumptions which still need to be agreed. I have been
commissioned to review the position in connection with an appeal that is to
be submitted by Ashgrove Homes.
2 Location and development
2.1 Site location
The site is around 1.5 miles to the south east of the settlement of East
Grinstead. The site is situated to the south of the Lewes Road. The
surrounding properties comprise large detached and semi-detached
houses in the main. Wealden House is set back from the main road via an
existing access road, which is tree lined. The existing property on the
subject site is a large commercial building.
The application viability report by Affordable Housing Consultancy
(February 2019) states that the ‘existing commercial building was
previously leased by EDF Energy who has ceased operating at Wealden
House. It is located in a plot extending to some 1.48 hectares (3.66 acres)
approximately. There is a large area of Ancient Woodland on the site and
the net developable area extends to some 0.64 hectares (1.58 acres)
approximately.’
