1.0 Points of Discussion
1.1 DP distributed an Agenda (attached) for the meeting to those present that
summarized how the revised proposals had responded to the specific comments
of the Design Review Panel.
1.2 DP also presented plans showing the existing commercial building and hard
standing within the red line site from a bird’s eye perspective, the revised site
plan for 58 no. apartments and a revised typical elevation.
1.3 The content of the revised scheme is a 20% reduction (71 units reduced to 58).
1.4 The proposed buildings along the eastern woodland boundary have been pulled
farther away increasing the separation and have been broken down into smaller
apartment blocks with generous gaps in between. Units 7-12 were redesigned to
negate possible overlooking of the neighbouring school property. WD approved
of the gaps between buildings but spoke about the proximity of units 7-12 to its
boundary. SK confirmed that he would visit the adjoining school property to
check whether a first floor window was a secondary window to a bedroom.
1.5 DP confirmed building frontages along the internal street had been moved
farther apart, a minimum of 15m, to address any concerns as to potential
overlooking and to provide a more generous internal street.
1.6 The hard surfacing DP advised had been reduced by 15% due to the reduced
number of parking spaces and the removal of access roads to the ancient
woodland buffer and the western boundary. All parking had been removed from
the internal street and arranged more efficiently either between or behind
apartment blocks. This has increased the overall ‘green space’ by 30%.
