Sisk has cast a partnership with Anthology Successfully Working at Deptford Foundry
The project for London residential developer Anthology is worth approximately £100 million and comprises nine blocks of varying heights, with a 23-storey tower as the centrepiece.
In total, there will be 316 residential units which will be a mixture of one, two and three-bedroom homes. Private market sale will account for 276, while the remaining 40 will fall under a mixture of social rent and shared ownership with Moat Housing Association. Commercial space on the lower oors will be occupied by local artists, tradespersons and businesses.

Sisk is building on its success in east London at the moment; the Deptford Foundry project is the second scheme within the borough of Lewisham.
We also have an excellent working relationship with both Network Rail and London Underground Limited, thanks to our past successes and reputation building in previous construction works.
Sisk has maintained regular correspondence, site meetings and inspections, weekly updates on site activities and live submission tracker documents with the organisations. This has all led to a quicker turnaround on acceptance of documentation from a standard six weeks to just two.
Train lines weren’t the only obstacle to Sisk’s operations. With restricted space for vehicles, we have overdesigned certain slabs to allow for movements across them, enabling an optimum build sequence and programme. Storage is also limited, so a strict delivery, of oading and storage regime was implemented, ready for when more subcontractors come on board.
Colin Fagan, Project Manager, said the project presented bene ts to Sisk, as liaising with a new client and overseeing a large project with several complexities will boost our portfolio.
He added: “It’s a great opportunity to in uence certain aspects of design and establish new relationships for future projects and opportunities.
“With our input, too, Anthology can bene t from progress on- site with design, procurement and planning in the background, meaning earlier sales and occupation, in advance of our nal handover in late summer 2019.

Our Team
There is a 150-person strong workforce on-site, being led by Project Director Matt Ayres and Colin Fagan, Railway Liaison and Construction Project Manager.
Both team members were picked due to their background in a number of residential schemes in the past, with Matt overseeing the nearby Athletes Village in Stratford, constructed in time for the 2012 Olympics and a part of the area’s massive regeneration. Colin also has experience of residential construction, including phase one of Burridge Gardens in the St John's Hill area of nearby Clapham which saw 154 new homes built in partnership with housing association Peabody.
In addition, he oversaw and played a key role
in negotiations with Network Rail and London Underground Limited, as we ensured our works
did not disrupt the nearby railway lines which see thousands of commuters passing the site each day.
Our Role at Deptford Foundry
With our reputation for collaborative processes and experience in the residential sector - having delivered over 3,000 homes across the UK in the past ve years with plans for another 1,600 on-site for completion by the end of 2019 - Anthology saw Sisk as ideal t for the project.
Design Solution
Senior Design Manager Abdul Chaudhry
is working alongside Peter Rowell, Design Manager. We have stayed very close to the original design to ensure we are addressing the key existing risks and therefore address any vital compliance issues inherited from the base design.
Whilst overseeing the design - allowing the job to be priced and not delay the site activities
- has proved to be the greatest challenge for Sisk, the proximity and interface of Network Rail’s elevated tracks to the north and London Overground tracks to the south has also been a key point for consideration.
This led to the submission and acceptance of independently design-checked documentation, the derating of cranes, uprating of structures and independent monitoring regimes to record and assess any movement at the party walls.
The Anti-Vibration System
With being so close to the railway lines, there is a real need to mitigate the effects of vibration created by passing trains, so residents do not feel any movement in the apartments on the upper oors.
Built traditionally with reinforced concrete frames, the sub-structure
is connected to the superstructure via pile cap to column connections. With the anti-vibration system being used on-
site, the substructure and superstructure are isolated with anti-vibration bearings.
Initially, we worked under a Pre-Construction Services Agreement, having become involved with a watching brief capacity since December 2016, with the enabling works package completed by a competitor in February.
Sisk is currently working in a Construction Management capacity to develop the designers and procure
the follow on trades. We will become the Principle Contractor, while the concrete frame continues on-site.
To date, 927 piles have been completed and three tower cranes are fully erected and operational, with sub and superstructure concrete frame works and the tallest structure’s basement excavation currently in progress.
