Proposal For Project Management Services 13 project Design Thru Completion project Design Thru Completion SCOPE SCOPE Design Development and and Management  Work with Client and and architect to create an an “open design” concept guidelines and spaces and begin assisting cleint with Change Management strategies  Manage and oversee the design process in accordance with the agreed upon objectives and timetable in the design contract which will be consistent with the master schedule This effort is is anticipated to include coordination of telecommunications systems design design A/V systems design design security system system design design design signage design design design and LEED design design design strategies (if desired) and documentation if if appropriate and other elements Review contract documents (plans and specifications) at at at appropriate stages during preparation for for conformance with client’s program and protection of client’s interests during the subsequent construction process data/network equipment audio visual cafeteria kitchen/pantry signage moving landlord/building charges and and fees etc Leadandmanagevalueengineeringefforts and encourage the use of more sustainable materials and processes wherever possible  Maintain frequent appropriate and necessary communications with the building manager on client’s behalf and report regularly to client’s designated representatives on all issues of the planning pricing landlord perspectives etc  Meet regularly with design teams and client’s project representative and present present updates to client’s Management Committee as required Manage the selected architect MEP/FP engineer and other specialty consultants on behalf of client to produce a a a final set of construction plans and shepherd the final set of plans through the appropriate and necessary approvals including client the building’s landlord and and Boston ISD for building permits   Using the pre-construction GC manage periodic pricing exercises during the design stages as per the agreed upon timetable in the lease to maintain positive project cost control relative to the lease TI Allowance and pre-established budget constraints Continue to manage the preparation updating and monitoring of total project cost estimates including trade construction GC’s general conditions & fee fee consultant fees FF&E security/alarm telecommunications/
 Lead and manage the selection process for the the project’s GC using the the final Construction Agreement set of plans an an an RFP and interview process for a a a narrowed list of potential GC’s and assist client with the negotiation of the the final Construction Agreement with the the selected GC Dowling Houy LLC
