Step 1. Marketing Material
         We have found that to secure a premium price we need to ensure that buyers ‘perceive’ they will need to pay a
         premium from the start. “There is no such thing as a second impression”.

         Before we introduce highly qualified buyers we can prepare a premium marketing package and information for them
         to receive.

             This includes:                      Property Video               Copywriting
             Professional photography            Contract for sale            2D & 3D Floorplan

         This also ensures that potential buyers being introduced to the property feel as though they will not secure the
         property cheaply and that the owner may well take the property into a market campaign. This forms part of our
         negotiations; should we receive a formal offer.



         Step 2. Exclusive Buyer Showing
         We can conduct an exclusive showing to highly qualified buyers. We sell approximately 35% of homes before they
         go into a market campaign. However, should it be apparent that you will achieve a high price through further
         competition and a marketing process we will give you the right guidance. It is important that we connect to the right
         clientele and match the lifestyle with the property.


         Step 3. Marketing and Buyer Strategy
         After the exclusive showing, we can sit with you to discuss the feedback on the home and the best process moving
         forward. My team and I will focus on bringing buyers not only from the Wollongong area but also from the Sydney,
         Greater Sydney and South Coast areas. We also aim to gain the interest of national & international buyers.

         We want to focus on purchasers that have a budget of over $2,500,000. As discussed it is far easier to have a
         potential buyer spend less than to get a buyer struggling to afford the property to find more.

         It is also about ‘perceived value’, for instance; a buyer travelling from the South Coast may find your property very
         expensive, based on where they are coming from, whereas a purchaser originating from Sydney or overseas may
         have a very different opinion.

         Our goal is to use our unique database linked across 13 offices in Sydney to specifically target these potential
         buyers. No other local agent can offer this to you.
