4. Selling Strategy
We offer a unique strategy for each sale, which focuses on the subtleties of each property and of each interested party. It is why we offer the best sales outcomes among our competitors. Our strategies include;
Sales Strategy
The sales strategy is to:
• Maximise the number of interested viewing parties.
• Qualification of buyers according type and level of interest.
• Emphasis of property highlights according to type of buyer and their emotional needs.
• Focused professional service according to level of buyer interest.
• Engaging with prospective buyers, not merely passively distributing brochures.
Inspection Strategy
The strategy is to maximise the number visits to the property by interested parties by having many inspection and openings times. Advertised inspection times would be Saturdays, and Wednesdays.
In addition to advertised inspection times, ‘inspection by appointment’ times would occur according to the needs of prospective purchasers, particularly busy professionals. We are available at all times for private buyer viewing times.
Harbourline does not lose buyers because they are too busy to view the property. Busy buyers really appreciate seeing a property on Sundays, after work or by private appointment at any time. Being very close by, Harbourline can manage an inspection at a moment’s notice.
Competitive Tension
Professional sales technique will maximise and maintain buyer interest, which is the most important strategy to generate the highest purchase price. The above inspection regime will allow a lot of time for engagement with each and every prospective purchaser. Lance and I will provide focused expertise to this sale. We do not passively hand out brochures. We qualify and then engage real buyers.
Chinese Buyers
70% of Harbourline sales over the past 12 months have been to Chinese buyers. We have Lance Tu, a chinese speaking agent as part of our team, who is known to many Chinese buyers and is very active on Chinese facebook.
We have a strong relationship with Chinese buyer agents. We show properties on Sundays, which Chinese buyers love, buyers agents love and time poor busy professionals love.
Buyers Agents
We have a strong relationship with many buyers’ agents and are in continuous contact with them. They value being able to show their busy clients properties on a Sunday.
