Preparing For Sale
• Engage solicitor/conveyancer to prepare contract of sale. We can recommend providers if you wish.
• Provide Occupancy Certificate for any recent major extensions undertaken.
• Organise Swimming Pool Certificate if swimming pool is on premises.
• Undertake requisite repairs, de-cluttering and styling. We can recommend stylists if you wish.
• Sign Agency Agreement
The Marketing Campaign
• Agent organises photos, floor plans and copy.
• Agent prepares digital and print media.
• Agent conducts ‘hot buyer’ inspections.
Contract Execution
• Private Treaty
- Offer accepted by you
- Contract of sale signed by buyer and deposit received.
- Contract of sale signed by you, contracts are exchanged and cheque deposited into
Harbourline Trust Account. • Auction
- You set the reserve auction price
- Buyers register and attend auction
- When reserve price is reached or exceeded, unconditional contracts are exchanged and
deposit paid and deposited into Harbourline Trust Account.
Settlement
• Pack, organise move and clean home.
• Move into your new home.
• Pre-settlement inspection conducted with buyers, typically within 1 week of settlement date.
• Settlement occurs, typically after 42 days, but can be longer with mutual agreement.
• Full purchase deposit account provided and moneys transferred to vendor by EFT.
