and/or decorations or other items shall be placed thereon or therein except by express written
consent of the Board.

         11.4 Unit Maintenance. Subject to the provisions of Section 11.5:

                  11.4.1 Standard of Condition. Each Unit Owner shall, at his or her sole expense,
have the right and the duty to keep the interior and exterior of his or her Unit and its structures,
improvements, equipment, appliances, and appurtenances in good order, condition and repair,
free from rodents and pests, and shall do all redecorating and painting any time necessary to
maintain the appearance and condition of his or her Unit. Each Owner shall be responsible for
the construction, alteration, maintenance, repair or replacement of any improvements, plumbing
fixtures, water heaters, plumbing supply hoses, drains, fans, heating, ventilation, and cooling
equipment, or other equipment, electrical fixtures, appliances, conduits and wires, which are in
the Unit or appurtenances which may be in or connected with his or her Unit.

                   11.4.2 Additional Rights and Duties. Without limiting the generality of the
foregoing and subject to the restrictions stated below, each Owner shall have the right, at his or
her sole cost and expense, to construct, alter, maintain, repair, paint, paper, panel, plaster, tile,
and finish the windows; window frames; doors; door frames and trim; and the interior surfaces of
the ceilings, floors, and the perimeter walls of the Unit and the surfaces of the bearing and non-
bearing walls located within his or her Unit; and shall not permit or commit waste of his Unit or
the Common Elements. Each Owner shall have the right to substitute new finished surfaces for
the finished surfaces then existing on said ceilings, floors, and wall s; provided that the following
conditions are met:

                  (a) Except for hard surface floOling in kitchens, bathrooms and utility areas, no
Owner shall install hard surface flooring within any portion of a Unit located directly above
another Unit.

                  (b) Owners may only replace hard surface flooring in kitchens or install or
replace all other areas of flooring located directly above another Unit if the installation meets the
following requirements:

                      1. Owners shall submit a proposal for the flooring alteration in accordance
                            with the procedure adopted by the Board;

                      11. Installation is performed by a licensed, bonded and insured contractor;
                     111. Installation and materials used meet all building code requirements

                            applicable at the time of installation;
                     IV. Installation of the floor assembly for hard surface flooring in kitchen areas

                            meets a minimum insulation impact class (lIC) rating of 48 as determined
                            by field impact sound measurements in accordance with ASTM Test
                            Method E492 and a minimum sound transmission class (STC) rating of 48
                            as determined by field impact sound measurements in accordance with
                            ASTM Test Method E90; and
