Alterations made to Limited Cornmon Areas without the prior written consent of the Board must
be restored at the direction of the Board to substantially the same condition in which the Limited
Common Area existed prior to the unauthorized alteration performed by the Owner at the
Owner's sole cost and expense;
11 .6.5 The Board may establish reasonable rules and regulations regarding the
use of the Limited Common Elements, which protect the Association, the other Units and the
Common Areas;
11.6.6 All maintenance performed in or about a Unit shall be performed to a
professional standard, in accordance with specifications and procedures established by the Board;
11.6.7 In all cases, Unit Owners will be responsible for the cost of repairing and
replacing the Limited Common Areas reserved for or assigned to their Units;
11.6.8 With respect to a Limited Cornmon Area reserved for or assigned to more
than one Unit for the mutual and joint use thereof, the cost of repairing or replacing Limited
Common Area shall be divided in equal shares among the Units for which such Limited
Common Area is reserved; and
11.6.9 With respect to any repairs or replacement performed by the Board, the
cost thereof (or the appropriate share thereof if the Limited Common Area in question has been
assigned or reserved jointly to more than one Unit) shall be levied as a special charge against the
Unit or Units (and the Owner or Owners thereof) to which such Limited Common Area is
assigned or reserved.
11.7 Effect on Insurance. Nothing shall be done or kept in any Unit or in the Cornmon
or Limited Common Element which will increase the rate of insurance on the Common Elements
or Units without the prior written consent of the Board. No Owner and/or Purchaser shall permit
anything to be done or kept in his Unit or in the Common or Limited Common Elements which
will result in the cancellation of insurance on any Unit or any part of the Common or Limited
Common Elements, or which would be in violation of any laws.
11 .8 ~. The Board may regulate the placement and manner of signs which are
displayed to the public view on or from any Unit or Common or Limited Cornmon Elements in
accordance with reasonable rules and regulations published to the owners.
11.9 Pets. No livestock, poultry, rabbits or other animals whatsoever shall be allowed
or kept in any part of the Condominium, nor may any animal be bred or used therein for any
commercial purpose. Domestic household pets such as dogs and cats may be kept by Unit
Owners; provided, that the keeping of pets shall be subject to such reasonable rules and
regulations as the Board may from time to time adopt. The Board shall have the discretion to
impose a limit on how many pets may be kept in the Unit at a given time. The Board may
require the removal of any animal which the Board in the exercise of reasonable discretion finds
is disturbing other Unit Owners unreasonably, and may exercise this authority for specific
animals even though other animals are permitted to remain.
