Auction Day
Competition on auction day is the best outcome. Often buyers in
this area search for months and are very well educated on the
values in the area so they won’t be scared off by a property sold
via auction. We often see properties go on the market in the
Zillmere area with a list price and they sell in the first week,
which would indicate to us that the sale price may have been
too low and the owners could have achieved a better price with
a more suitable strategy.
Even if there is only one interested party, Auctions can still be
highly successful and sell under the hammer with private
negotiations whilst the Auction is ‘live’.
In the current market we have sold many properties well above
reserve with an average of 10 bidders per property.
