Why is it important for my landlords to have all their risk assessments covered?
The government have imposed fines on letting agents and landlords in the past
years for the following:
• Cracked toilet seats
• Damp and mould
• Lack of risk assessment
• No recorded data
• Tenant’s health and wellbeing
• Poor bath rooms
• Poor kitchens
• Poorly managed properties
• Illegal gas fitting
And much more
If your tenant suspects that you are not doing your duty they can call
environmental health and they will use the housing health and safety rating system
to assess the property (at a cost to the landlord), if the property is found to be not
compliant the landlord can be made to fix the property, or if it is not the property
can have a prohibition notice put on it (a very costly mistake).
