DPG Managed Build
For franchisees who may not wish to self-build, DPG offer an enhanced management service, providing
additional support to the Franchisee throughout the project. For new store openings undertaken on a DPG
managed basis, the DPG PM will provide the following services, over and above those listed in the ‘self-build’
roles & responsibilities matrix:
DPG PM
Provide attendance at site visits by utilities companies and BT personnel as required.
Instructions Appoint a Principal Designer in writing.
Comply with all ‘Client’ duties which will fall to the franchisee under CDM Regulations 2015.
Ensure that for all projects:
- A Principal Designer is appointed
- A Principal Contractor is appointed
- Appropriate time and resources are allocated
- Welfare facilities are provided
Where not already in place, confirm appointment of Structural Engineer and any other
Shop-fit Information ‘specialist’ consultants as required.
Notify relevant Building Control body of proposed start on site date and the construction
Statutory Approvals programme.
Manage all Building Regulations Site Inspections & Site Certification Documentation.
Tender the works - obtain quotations from approved contractors and suppliers using standard
Tender template.
Provide support to franchisee and contractor as required with regards to implementation of
current brand standards and DPG shop fitting manual / design guides.
Comply with all duties as ‘Client’ under the CDM Regulations 2015:
Pre-start Anchor Meeting Ensure that a PD is appointed
Ensure that a PC is appointed
Ensure that appropriate time and resources are allocated - any accidents or breaches of
Health and Safety good practice due to lack of time or inadequate funding of appropriate
safety measures may be deemed as the Clients fault by the HSE. Franchisees are advised to
act responsibly regarding project programmes and budgets
Ensure that welfare facilities are provided - franchisees may expect the Principal Contractor
to provide welfare facilities during the site period. However, it is the franchisee’s responsibility
as ‘Client’ to ensure that these facilities are provided
Ensure that the Principal Contractor is sharing appropriate information with the design team
and carrying out their coordination duties
Take meter readings for all utilities supplies (gas, water and electricity) as applicable and log
Mobilisation these at the time of Change of Tenancy (COT). This will help prevent the franchisee being
incorrectly charged for usage prior to taking possession of the site.
Provide attendance at site surveys / meter installations by utilities companies as required.
Provide attendance at site surveys / installation dates by BT personnel as required.
Place any direct orders with suppliers on behalf of the franchisee. Check all drawings and
documents prior to placing orders for equipment.
Provide information to the PC to allow adequate planning, management and co-ordination
of the construction phase
Ensure appropriate contents insurance cover is in place.
Ensure plans for welfare facilities to be put in place prior to start on site.
Notify Building Control
Start on Site Manage all Building Regulations Site Inspections & Site Certification Documentation.
Provide Principal Contractor with vacant possession of the site
Ensure that welfare facilities are in place
Follow agreed handover / inspection procedure with Principal Contractor on behalf of the
Completion / Handover franchisee.
Receive O&M manual from Principal Contractor including as-fitted information. Collate all
Health & Safety documentation and forward a copy to the DPG IT department for information
and records.
Oversee settlement of final account and confirm amount of any outstanding / final payments
Post Completion Inspection to be made by the franchisee, including release of retention.
Total fee payable by the Franchisee, for projects managed by DPG as described above is £3,250
