6 Choosing the wrong lender.
You can call around for rates using the phone book or online, but you should look at more than
rates. Getting the wrong lender can cause delays in the closing, which could cause the contract
to expire, and you could lose the house. This is not worth the money you save with the lower
closing costs that they promise. You can ask the mortgage company to see all of the loan docu-
ments before the closing to make sure there are no surprise costs on closing day.
7 Choosing the wrong closing company.
Here is a story we hope doesn’t happen to you: When an RVG client closed on his house in
2004, the title company forgot to record the deed at the court house. Our team helped him sell
his house in 2005; the legal documents showed that he never bought it. We had to straighten
everything out with the 2004 closing company in order to close it for the 2005 sale. RVG was
successful, and it taught the importance of choosing a reliable closing attorney.
8 Telling the seller, or seller’s agent, how much you love the house.
For negotiating purposes, it is never a good idea to let a seller/seller’s agent know you love
their listing. They may take advantage of that when negotiating.
9 Letting your relocation company pick your Realtor®.
What if the relocation company says I have to choose a Realtor® on their “approved list?” To be
on the “approved list,” the agent pays them money. It’s not a professional level that is earned.
Tell your relocation company that you have already chosen a Realtor® and give them my
name, office, and phone number. Then RVG must agree to give the relocation company money
to be allowed to represent you.
10 Choosing the wrong Realtor®.
This could be frustrating and costly. Choosing the right Realtor® could save you from overpay-
ing for a house that doesn’t match comparable properties, negotiating price and repairs, keep-
ing the contract together, and servicing the closing attorneys. Don’t make the decision lightly.
Choose an agent who makes you feel comfortable and who gets the job done.
