   PROJECT DEVELOPMENT AND SERVICES 8.2 Cost Estimate (continued) Notes • The QS has only included Design fee and not PM fees • Typically, we would estimate that Total Consultant fees for a project of this nature would equate to approximately 9% of the Total Project Cost. o With the QS putting the Total Project Cost at approx. $6,100,000 (excluding the complete Lobby rebuild) we would anticipate that total Consultant fees would end up at approximately $550,000 o This is approximately an additional $111,000 on top of the current allowances to take into account the following additional consultants: - Town Planner - BCA – Building Code of Australia - PCA – Private certifier - DDA – Disability Discrimination Act - Fire Engineer - Structural Engineer - Acoustic Engineer - Façade Engineer - Sustainable Engineer. • • • • • • • The QS has assumed no structural works The QS has assumed that the glazing units are installed internally and has excluded any external scaffold The QS has assumed only a small scope of 20sqm to refurbish the existing and not extend into the adjoining room The BoQ makes no allowance for new Carpet or Ceiling to the new floors as preferred by C&W Leasing The BoQ does not consider any additional conditions imposed by council as part of any DA submissions. The BoQ does not make allowance for high quality 3D visualisations or marketing materials.
