  Westpac – 97 King William Street Refurbishment

Background
Cushman & Wakefield were engaged by Westpac Group Property from initial feasibility stages for the refurbishment and upgrade of 97 King William Street in Adelaide, which is a heritage listed building and occupied by Bank SA. The building comprises 14,500sqm of nett lettable area in the corporate space with the retail branch at ground level within the main banking hall, and was constructed in 1943- 1946. The initial stages involved an intense feasibility to prioritise the works on a building that had been poorly maintained to a set budget, including a landlord contribution.
Cushman & Wakefield have work closely with the consultants and contractors to ensure the landlord and tenant benefitted from the expenditure of the budget and delivered a complex staging methodology in a live working environment. Constant communication and on- site management has been critical to the success of this project.
Client Needs
• Excellent front end briefing and an understanding of building defects and experience of mitigating risks associated with a building of that nature.
• Staff disruption kept to a very minimum with ongoing communication with staff groups to ensure they are brought on the journey during the constructions.
• Significant experience in procurement to ensure the strategy and approach to the project was correct and the transition from design to construction was a smooth process.
• Local South Australian experience and capability of site based working to ensure all aspects of the project are managed.
• Coordination of stakeholder groups including IT, security, AV, finance, leasing,
facilities management and staff liaison groups,
• and ensure all parties are communicated and their processes have been addressed correctly as part of the project works.
• Building Owner negotiations in relation to the scope, design and buildability of each landlord related works package.
• Financial year expenditure budgets to be established and achieved.
Approach
• Cushman & Wakefield developed initial feasibility for the project to establish the client’s aspirations and set out the deliver parameters to the project.
• Design and construct procurement to ensure cost certainty to the client and minimised the risk in respect of latent conditions associated with a building of this size and nature.
• Early works packages have been procured to ensure long lead items are delivered to meet program and to ensure the Main Contractor had a clear run to the building and work areas.
• Cushman & Wakefield have taken on a Principal Consultant role and all costs associated with the project have been passed through the Cushman & Wakefield financial systems to ensure complete control of budget and expenditure.
Results
• Fast-track program with on-site management of asbestos, latent conditions, stakeholder communication and reactive programming.
• High end fit out / refurbishment for a budget.
• Preservation of the existing heritage aspects of the building.
