ATO – Office Refurbishment
Newcastle | Project Management
Background
After the renewal of the least at the ATO Newcastle tenancy, ATO request that refurbishment works to be undertaken. The site is located at 266 Kings Street, Newcastle. There are 8 floors currently occupied by ATO of which only 4 floors will retained by ATO after the refurbishment works.
Client Needs
• Refreshing all finishes, including carpet, ceilings and painting
• Reconfiguration of breakout and utility areas
• Replan and upgrade workstations and loose furniture
• Refurbishment of shopfront
• Completion of works within a compressed
timeframe
• The site had to remain operation throughout the project lifecycle
• Undertaking construction within an occupied building
• Complex churn program
• Minimisation of staff disruption
Approach
Cushman & Wakefield engaged Principal Design Consultant, Services Consultant, Private Certifier and managed the design process from concept, detailed and then to construction. Design sign off from the client was successfully achieved in February 2015. Similarly a Head Contractor tender was issued to the Cushman & Wakefield construction panel.
Results
A program of works were negotiated collaboratively between all stakeholders with end result being a 2 staged construction program. This was closely coordinated with a complex churn program. This allowed the site to remain fully operation throughout the construction program.
