SPECIAL FEATURES AND HOME IMPROVEMENTS




        FIRST FLOOR
        •    The 1st Floor has 3 Bedrooms plus the Studio (in the In-Law Apartment)
        •    The 3rd (smallest) bedroom has currently been setup for use as a Walk-In
              Closet for the Studio, because the lower-level Bedroom of the apartment is
              currently setup for use as a separate, large Home Office
        •    Nearly all living space requires no more than 2 steps up or down
        •    Two decks (and a slate patio) off back of the house, one uncovered and one
              covered, to suit your taste for temperature and sunlight

        •    Used garage for more than a car, a lunchroom for wet bathers coming in for a
              bite to eat
        •    Pantry space for clearing kitchen cabinets and drawers; laundry room with natural
              light
        •    Add a deep sink and clean your day’s fishing or clamming or lobstering catch




        SECOND FLOOR
        •    Attic fan, ceiling fan in great room for “tween” temperatures
        •    Built-in China closet (full wall) in Dining Room, skylights




        GENERAL


        •    House is not ALL 65 years old.  Some parts are only 20 years young
        •    Flexibility exists to make rooms serve YOU, not vice versa
        •    Far more space for living, and uniquely different from other neighborhood
              houses, than appears from the street and driveway


        Two additions have been added to the original 3-Bedroom, 2-Bath ranch house
        since moving in July 1st, 1960:


        1.    The first was the addition of an in-law apartment, in the form of a Studio set
        atop a basement-level bedroom, with expansive sunrise-side lagoon view.  This has
        a walk-out at the level between the two floors
        2.    The second addition was to add a larger lagoon-view Living Room, converting
        the original to use as a larger Dining Room, allowing the smaller Dining Room to
        become a Home Office


        A ranch house with attached garage, lowered-window porch, finished basement playroom
        with bar and a workshop in 1953 grew to an added home office with a waterside window

        view, a party/entertainment/family room and ½ bath in 1972, and to a more sprawling,
        comfortable and functional meeting place.  A great room and storage/mudroom were added in
        1998, which allowed more flexibility for revitalizing and repurposing the entire home.
