n the ever-changing and challenging world
of construction, one Rogue Valley company
has found a unique niche in providing cus-
Itom homes and new development during
all seasons.
Magnolia Fine Homes was first established in
Ashland by owner and contractor Gil Livni in
2005. Livni began in building and construction in
California’s Bay Area in 1990, where he learned
a variety of skills while involved in specialty con-
struction, beginning in marble and stone and
moving into other materials and methods. “My
background was always high end custom homes
and renovations,” he recalls. His experiences
during those years allowed him to build a diverse
range of skills, including from-the-ground-up
home designs to finish carpentry, tiling, renova-
tions, and everything in between.
While still working in California, Livni made
a decision just before the 2008 recession that
would impact his own business future and that of
the Southern Oregon construction community.
“I saw it coming,” he remembers, “so I sold eve-
rything and moved here.” His choice to relocate
to Ashland was driven not just by the business
opportunities, but by the schools and other com-
munity resources as well.
Even during those first lean years in the con-
struction industry, Magnolia Fine Homes began
to expand from exclusively building custom
homes to planning larger development projects
as well. That focus provided continued growth
