that had them working on up to 70 “doors” at a time with a
mix of neighborhood developments, apartment complexes, and
semi-custom homes, along with their continued reputation for
high end homes.

“We’re probably one of the bigger companies here,” he says. The
combination of land he owns and his experience has allowed him to
offer and plan a range of projects that suit a variety of building sites.
“I have a lot of land,” he says, and as new clients come to him for pos-
sible home plans, Magnolia Fine Homes is able to find just the right
spot for their dream. Each client’s ideal home is unique, and Magnolia
Fine Homes has built in a range of styles, from Craftsman homes and
country classics to ultra-modern designs. Their experience, combined
with the ability to provide 3D modeling during the design process,
means that clients can “see” each design decision even when they are
not onsite. They do lots of online work with out-of-town clients, and
the capabilities of remote communication have been a big asset for both
builder and homeowner.

Along with Livni’s proven “big picture” vision for his company and
for the construction industry in Southern Oregon, he admits that he
particularly enjoys the detailed process of home design and refining
those plans with each client. He especially likes designing bathrooms
and kitchens, saying that a chance to try something new is always an
exciting opportunity. An example is the floating staircase that was part
of a recent custom home build here in the valley, something he’d always
