Dear Michele -
Lovely seeing you today and Phoebe... and also getting Wade/Neil Broadbent's quote underway.
Might I suggest we have a quiet tete-a-tete with him once his quote is (almost) finalised as briefly discussed.
As I've indicated with you before, I have no objection whatsoever to using Wade as our contractor.
Briefly though, seeing as we're still somewhat apart on various points, namely:
1_ progressing the interior and exterior concurrently this year as opposed to staging exterior next year, or indeed later which you did suggest I think.
As I have pointed out on a number of occasions, even at present we are in serious breach of our Head Lease obligations and if the worse came to the worse, the Freeholder could take us to court and indeed we could lose the Head Lease.....we cannot risk that situation especially if indeed there are problems with the exterior that caused a mishap, breakdown etc - we'd be sued out of existence.
Consequently I am certain it is best we commence both interior and exterior as scheduled, on 1st September this year for 14 weeks max.
2_Budget and monies. Despite my pleas that we can only spend/do what we have the funds in place for, you continue to insist we spend more than what we have, which means a referral back to all lessees to contribute a minimum of £5000 each and more likely £7000 each if we do proceed with a top line perfect interior as you prefer.
To that end, seeing as you also insist that you have the ear and confidence of 6 lessees (Flats 1,3,4,5,8, and 9) who are in agreement with you to the higher spend and top line perfect interior, could you simply get them all to confirm to you in writing their agreement and their willingness to pay £5000 - £7000 next quarter (June 25th) depending on final quotes received including Wade's final quote.
I appreciate that leaves Flats 2, 6 and 7 to also agree to the additional spend but if indeed all your six do confirm in writing to you in no uncertain terms their willingness to cough up the additional sums and do pay the requested amount (£5000 - £7000) on or around June 25th, but no later than 1st July it would seem all Lessees could be in agreement which as previously stated is a requisite of the Landlord & Tenant Act.
Please also copy me your request to them and their individual replies so we can all then fully evaluate the situation as it unfolds. As you will appreciate, I have attempted this process once before and NOT ONE reply agreed in plain English to paying the additional funds although 4 of your six did agree to the top line interior decor proposal, (with Flats 4 and 8 undecided).... but it's an agreement and payment by 1st July that's needed in clear and uncompromising clarity. YES I AGREE TO PAYING A MINIMUM £5000 or MAXIMUM £7000 by 1st JULY for the top line budgeted interior as proposed by Michele to date in various correspondence and supported by full and comprehensive quotes from Wade Design Ptnrs. etc...
