You are giving a choice to the Leasholders for Traditional Elegance or Belle Époque. When the majority give you their preference for Traditional you hit the roof as you personally prefer Belle Époque and behave like a bully to intimate others to vote in your favour. This is why you have created this unbearable atmosphere in this house – because you didn’t get things your way.
02_MH Contractor Specs
This is a general terms and conditions which are not a specification of works. This is your ‘Invitation to tender? There is nothing to tender against, it’s a generic overall terms from another document. A great piece of work for somebody to give specification.
03 Mitre House Brief Specs
Please show associated contractor quotes and costs against this brief, they are no-where to be seen. This is a very top-line and not detailed
04_ Mirror Specs
Nobody wants this – its potentially dangerous and there is no costing
05_ Average Costs
No reference to any contractors or specific costs, everything is average. How can we take this seriously?
All the above is unprofessionally done and done without consulting any of the lessee, so a complete waste of time, ink and paper. Michele

In reply to your email to Segar this afternoon, I attach various documents, all of which you and all other relevant Lessees have received previously (and I have copy emails if in any doubt) - in fact both the Contractor Specifications and the Average Costs Analysis (including the initial voting) were summarily dismissed as being either not required or in the case of the Average Costs Analysis (Voting) not representative - in fact dishonestly manipulated!
As regards your request for a full breakdown from one contractor. As you've been told a dozen times and must surely be fully aware of by now, as both you and Flat 9 have made your concerns clear in various, in fact multitudes of emails, that you consider individual contractor costs as not acceptable. An example given that a Project Manager acting within a single contractor's quote will not only oversee the works but also sort out any problems such as one contractor damaging another contractor's work! I fully concur and if money was of no concern, I would go that route too.....
But that immediately adds 30 - 40% onto any costs immediately, if not more I would surmise and exactly what an Agent's main sole contractor would do - which is exactly what we are attempting to avoid - at least Management is - you and indeed it would appear some other Lessees have a different Agenda or a great deal more money than some us including myself are willing to spend.
Management will not only Project Manage what is a very straightforward set of works but also do it for far less than you are proposing, and as I have previously pointed out, no monies over and above the minimum that Management is obliged to do and spend within the terms of the Head Lease can proceed without a 100% agreement from all Lessees.
You hardly need reminding of the Dish affair to see how difficult that could be, and made all the worse by the delays and contrary opinions as to style to date. Had we proceeded on June 1st (after the voting deadline of May 31st - held up by you) the Internals would have been completed on schedule on budget (£27,000) by now.
C'est la vie.... you'll receive an email from yousendit - follow the link to download a large 25mb folder containing 6 pdf files, including one with information on LVT applications - you might learn something.
And seeing as I have not heard back from anybody who wishes to take up the invitation to attend my flat, save of course for Segar and Dima Intl.,/Jamil Raja's proxy, I withdraw the hospitality offered and will await your report/minutes from the Cafe Concerto meeting. Perhaps you could advise other Lessees in case they were attending but had simply not advised me of their intentions.
