Project OVERVIEW
21515 Vanowen is a 193-unit multifamily development project located on a one-acre site Los Angeles River
at the northern edge of Warner Center in a Qualified Opportunity Zone. Strategically
located in the “River District” of the Warner Center 2035 Specific Plan, the property is
just steps from the Westfield Topanga & The Village shopping center and near Westfield’s

transformative mixed-use project at the former site of its Promenade mall. The sponsorship

team has invested significant time and resources into the project since its November 2016 Vanowen Hart St
acquisition, re-entitling the previously commercial-zoned site to allow for the proposed
market-rate multifamily development. Designed by top-ranked VTBS Architects, the Warner Canoga Ave
project will feature a mix of 31 studio, 108 one-bedroom, 45 two-bedroom, and 9 live- Owensmouth Ave Center
work units. An executed GMP contract is anticipated by the end of August 2020 based
on 90% CDs, with groundbreaking scheduled for Q1 2021. The target close date for a
Qualified Opportunity Fund joint venture equity partner is September 2020.
