Revision to cluster standards for windows in the Waterview Cluster to include:
The preferred wrap color shall be factory finished to match the original 1964 trim color assigned to the
property address
For properties not originally assigned black or white and where color matching of trim is not available, the
following shall apply:
• Gray green shall be permitted to be white
• Tan shall be permitted to be white
• Charcoal shall be permitted to be black
1. Replacement windows must fill the existing masonry opening without additional fillers or spacers, and the
space between window frame and rough opening be no larger than a caulk joint;
2. Windows shall be used to replace windows only, not doors;
3. All windows on a single elevation (front, side, and/or rear) must be replaced at the same time;
4. Window and sash frames must be finished in natural aluminum, white or bronze;
5. Bronze windows may only be used with black or brown trim (white or aluminum may be used with any trim
color);
6. Grid configurations of replacement windows must match the existing as closely as possible;
7. Double hung windows replace double hung windows;
8. Double hung windows may have sashes that match existing "oriel" style with sashes of unequal heights or
sashes of equal heights except where two or more "narrow/skinny" models are adjacent;
9. Fixed or sliding windows may replace sliding windows;
10. Casement, fixed or awning windows may replace awning windows;
11. Screens on "oriel" style double hung windows be single full height screens, or partial screens proportional to
the "oriel" sash;
12. Screens on double hung windows with equal height sashes have half or full height screens;
13. Sliders and casement windows have screens that are standard for their type;
14. White framed windows have screens with clear anodized mesh;
15. Bronze framed windows have screens with black mesh;
16. Window glass is clear, not tinted;
17. Frame and sash widths of replacement windows match the existing as closely as possible;
18. Mixed windows with fixed and operable frames the sash frame width of all shall match the width of the
operable sash; and
19. Existing window and door trim may be aluminum/vinyl wrapped provided that the visible width is not
noticeably increased. Aluminum/vinyl shall be factory finished in white or black with the following
stipulations:
A. that for an interior unit, encased trim shall be provided at all openings for the entire front elevation
and/or rear elevation; and
B. that for end units, encased trim shall be provided at all openings for all three elevations.
