At the "strategic" level, we have provided 3 renovation scenarios for the building, including the
following:
scope (details of the works), budget, planning and positioning of the property in the office market
after-works (target rent, estimated rental vacancy and valuation of the building after work and full
rental).
The asset manager REInvest, in agreement of course with the fund owner of the building, wanted to
preserve the original facade, therefore the scenario aiming at the demolition of the building had
been discarded before the reflection.
The chosen scenario was the maximum renovation scenario except for the replacement of the
glazing and chassis which was not carried out (some broken windows were replaced, and the chassis
completely cleaned and repointed where the joints were damaged). This scenario also included a
divisibility of each floor in two to facilitate multi-tenant renting.
