The Keys To Preparing And Staging Your Home For Sale


               Make A Good First Impression


               As you prepare your home to be listed for sale, survey it from a buyer's point of view. A little extra
               effort can make a big difference in how well your home shows and how quickly it sells. We offer for
               your consideration the following suggestions which can increase the appeal and sales price of your
               home:

                   •  Trim the lawn and shrubs, and weed the
                       flower beds. Add color with simple
                       landscaping, flowers in season, potted plants
                       and window boxes.

                   •  Keep the walkways and entrance steps free of
                       leaves, ice, and other hazards.
                   •  Offer a warm welcome with a new doormat
                       and a freshly painted front door. Make sure
                       doors are easy to unlock and open.

                   •  Clean the garage and keep trash and recycle receptacles out of sight.
                   •  Clean the entire house thoroughly and have carpets professionally shampooed if stained or
                       soiled. Clean out closets, storage areas, and the basement.

                   •  Wash windows and keep drapes open to brighten rooms. Replace torn screens and broken
                       window panes.
                   •  Kitchens should sparkle. The countertops and floor should be clean and the sink kept free
                       of dirty dishes.

                   •  Pay special attention to bathrooms. Always keep them clean and display fresh towels in an
                       attractive fashion. Repair loose caulking and grout, and fix leaking faucets.
                   •  Make the beds every day. Bedspreads should be attractive and clean. Pick up clothes, toys,
                       and other clutter from the floor.

                   •  Be aware of household odors caused by smoking, pets, and certain cooked foods. Air out the
                       house often.
