NOT GETTING PREQUALIFIED BY A LENDER
These buyers become so laser focused on the price-point they need to be in to meet their desired or qualifying monthly payment.
When a buyer starts exploring property not knowing if they are over their desired price-point and they find later that they ARE in fact looking at property they can’t afford to buy, it’s very difficult to find a home they are going to be happy with at a lower price-point. It’s like setting an expectation that can’t be met.
Not speaking to a lender is like going blind into a purchase. There are programs that some buyers will qualify for that may include down payment and closing cost assistance. Knowledge is power in a purchase. Competent and recommended lenders will educate you and make sure you are going into the right loan program and taking advantage of every option available to you for financial assistance.

NOT SELECTING THE RIGHT BUYER AGENT
Not taking care in choosing the Buyer Agent who is assisting them or thinking they don’t need one. Choosing an agent randomly is like taking a shot in the dark. Or using a cousin or Aunt who just got their license is not an agent with any experience to draw from in protecting your best financial interests.
Find an agent who has strong leadership and training who shares their wisdom to benefit all affiliates and their clients. Cathy has earned distinct designations such as:

SEASONED AGENT = NEGOTIATING POWER
Having a seasoned leader with expertise in negotiations is key to winning the deal in multiple offer scenarios. An agent who has this leadership is going to be able to implement strategy into your purchase. Cathy has trained affiliates to work closely with the lender to craft a strategic plan based on your cash on hand. If you are cash poor, it doesn’t mean you can’t buy a home.
