1.0 Introduction
1.1 Infrastructure Design Ltd (IDL) has been appointed by Esquire Developments Ltd to prepare a Foul &
Surface Water Drainage Strategy for their proposed residential development at the aforementioned
site in support of the planning application for the same.
1.2 The proposed development will comprise the construction of 35 new houses, along with access roads,
shared & private drives and soft landscaping.
1.3 The application site extends to 1.53Ha and includes the existing vehicular access road through the
recently constructed residential scheme known as Eden Meadow.
1.4 The site is currently an open greenfield, with a vegetated area along the west boundary. Land beyond
the west, south and east boundaries is open fields.
1.5 The site falls generally from south to north. Refer to the Topo Survey, included as Appendix C.
1.6 The site lies wholly within Flood Zone 1. Refer to the Flood Risk Assessment prepared by Amazi.
1.7 The site lies outside any recorded Source Protection Zone (SPZ).
2.0 Existing Provisions
2.1 Ground conditions are believed to be conducive to the use of infiltration techniques, albeit that
access has yet to be made available to carry out onsite soakage testing onsite. The viability for the use
of soakaways and other infiltration devices has been assessed based on the findings of falling head
tests carried out during the design and construction of the adjacent development Eden Meadows.
2.2 Soakage rate of circa 3 x 10‐5 m/sec where recorded. This rate has been used in the preliminary
design of the new infiltration devices on the new development. Soakage testing will be carried out in
the locations of the proposed infiltration devices BEFORE final design is carried out to inform the
overall plan size and depth of such features.
2.3 There are no Southern Water adopted SW sewers within the vicinity of the site.
2.4 A 150mm diameter FW sewer lateral exists to the north of the site which extend under Eden Meadow
and onto the adopted sewer in the High Street.
2.5 There are no watercourses on, or within the immediate vicinity of the development site.
