TO FREQUENT QUESTIONS
Rosetta Village has been established on 40 acres of residential land at Victor Harbor, SA’s
premier retirement location. It is just a short walk to a calm water swimming beach at En-
counter Lakes & the sea. The first home was occupied in Rosetta Village in May 1993 &
today more than 340 have been built. Seachange Village was opened approx. 12 years ago.
They are designed to cater for the over 50’s lifestyle living market. They are not available
to rent.
DO I OWN MY OWN HOME! Yes, the person or couple are the owners of the house & have a
licence to live on an allotment of land, & as such receive the full market price upon resale.
There are no “deferred” management charges imposed.
WHAT SIE IS MY ALLOTMENT? Most allotments are 288 square metres, the frontage is
usually 18 metres. This does vary depending on the location of the homes i.e. end of street
locale may be larger.
DO I BUY THE LAND? In a residential village you don't buy the land but rather rent or lease
it. Please ask at the time of your inquiry what the current site fee for each village is. A
portion of this rent fee may be rebated by the government if you receive a Centrelink or
Veterans Affairs pension. Your right to occupy the land is guaranteed by a license which
continues for 20 years & a right to renew for a further 20 years. Pensioner residents may
also receive rebates from the government on a quarterly basis equivalent to the standard
discounts offered pensioners on water and council rates.
DO I PAY COUNCIL OR WATER RATES? No. Nor sewer rates. All government charges & levies are
covered by your site fee.( Rent ) You are only responsible for your personal utility costs &
house insurance for the building & your contents.
WHAT ABOUT SECURITY? Victor Harbor Security provides 2 patrols at night at different times
through the village. They respond to both security & other calls (e.g. after hours problems
with services etc.). There are two entry/exit to Rosetta Village & one at night & the perimeter
is securely fenced.
WHAT ABOUT THE MAINTENANCE OF THE HOME? As you own your own home you are responsible
for the maintenance of the home. The general grounds are maintained by the Village
management but you maintain your own gardens in the front & back yards. There are also
public Herb Gardens & Veggie Plots for residents to cultivate for personal use.
