Step 6: Special Conditions and Contingencies
Less is better. If contract conditions are needed, such as a contingency for the sale of your current home or special financing, etc., this may affect the willingness of a Seller to accept your contract. It is important to discuss these conditions with us before writing any contract. Normal terms of the sale include regular financing, terms and conditions, appraisals, home inspections, application for insurance, municipal inspections and utility inspections.
Step 7: Successful Closing
Your lender will be working closely with the title company to ensure all information required for closing is available to you in advance of the closing date. You will be required to work with them on any issues identified by them associated with the purchase of your new home. As professionals, we will be kept informed of any outstanding issues and work with you to resolve those items, if appropriate.
