 Rental application process
“We personally escort all prospective tenants to view your property. KEYS ARE NEVER HANDED OUT.”
Inspections are conducted on Saturdays via open houses or on an as required basis.
Prospective tenants are strictly screened to ensure suitability:  Employment
 Comprehensive tenancy history
 Business and personal reference checks If all checks pass satisfactory then we conduct
a National Tenancy database check.
We provide advice on the standard of each application before allowing you to select your preferred tenant.
New lease agreement process
We prepare a REIV (Real Estate Institute of Victoria) Residential Lease commencement of tenancy.
We prepare a thorough and detailed property condition report prior to the new tenant moving in.
We take a portfolio of photographs of your property to substantiate the property condition report.
We collect the security deposit plus one-month’s rent in advance upon commencement of tenancy.
We advise the Water Board of new tenancy to ensure new water usage accounts are sent directly to the new tenant.
“We send the new tenant a “Welcome Kit” containing useful information as well as a few “goodies” for them. It not only sets the standards for the tenancy but shows they are also a valued client of our company.”
Financial management process
Rental statement compiled twice-a-week detailing income and expenditure.
Landlords receive monthly statement to reduce fees and bank charges.
We organise payment for water and council rates as well as other expenses such as Body Corporate and insurance if requested. We disburse rent via electronic banking to ensure faster access to rental income.
We give tenants Rent Cards and direct deposit details enabling convenient payment methods and reducing lateness.
We provide a financial statement annually for taxation purposes.
We monitor rent arrears daily to minimise problems associated with overdue rent.
