Rent arrears
We send warning letters to tenants advising them of missed rent payments five and ten days after the deadline along with follow up phone calls.
If they fail to remedy the problem within 14 days then we issue a notice to vacate which generally resolves the issue. The lost income is minimal and can generally be covered by the bond.
If rent remains unpaid then we institute proceedings through the Victorian Civil and Administration Tribunal (VCAT) if required. We handle any breach of lease agreement dispute expediently including:
Preparing and serving documentation through VCAT
Representing your interests at the Residential Tenancies Tribunal Repairs & maintenance
Prompt attention paid to repairs and maintenance with your informed consent. We arrange quotes with reputable tradespeople who are fully licensed and insured.
