First impressions are critical and set a standard for the tenant.
Well-presented properties attract top rents and quality tenants which not only ensures higher return on your investment but fewer, and shorter, vacancy periods.

Maintain a neat, tidy and uncluttered presentation during inspection periods.
Mow lawns and trim shrubs and lawn edges. Clean windows, paths gutters and exterior paintwork to ensure the property looks good upon arrival.
Install, or upgrade, operating smoke detectors as required by law.
Repair minor faults that make your property look neglected.
Improve paintwork using light and neutral colours that appeal to most tenants. Steam or dry clean your carpets prior to new tenant moving in.
Remove offensive odours or traces of animals prior to inspections.
Clean garbage bins, garden sheds and other storage areas.
Open blinds/ curtains to improve lighting and the view.
Leave bathrooms, toilets and kitchens gleaming, clean and uncluttered.
Regulate temperature and air flow throughout the house.
Ensure all electrical wiring and powerpoints are safe.
Clean pool and surrounding areas so it looks attractive rather than a burden.
Allow your agent reasonable access to show prospective tenants through your home. Answer any questions about the home or surrounding neighbourhood.
Arrange disconnection and final readings of power, gas, phone and water.
Upgrade insurance to cover landlord’s contents and public liability.
