4.0 Our Approach
4.1 Accreditations
Mainstay are a corporate member of the Royal Institution of Chartered Surveyors (RICS), the Association of Residential Managing Agents (ARMA) and our property managers are members of the Institute of Residential Property Management (IRPM).
Mainstay was one of the  rst agents to have achieved the ARMA Q accreditation, which came into e ect on 1st January 2015. This code of practice provides the  rst proper regulation of the industry and is set to become an essential prerequisite in the selection of residential leasehold property managers.
On 2nd November 2017, Mainstay won Residential Block Property Manager of The Year at the Property Week All-Star awards, beating o  tough competition from 10 industry competitors.
4.2 Communication
Central to Mainstay’s approach to successful Property Management is e ective two-way communication. This is achieved by:
 an ongoing visible presence of the local Property Manager
 detailed and frequent site inspections
 empowerment of our in eld teams to make proactive recommendations and act upon them
 regular resident meetings and development updates
 e ective notices
 clear information providing points of contact, including escalation plan to Director level for quick resolutions  periodic newsletters to provide updates and re-enforce key information
 resident’s portal
 email, SMS and paper-based communications
In April 2017, Mainstay invested in developing an in house Marketing and Communications team, who proactively support the Property Managers, and their teams, in ensuring e ective communication channels are used to keep residents informed of all aspects a ecting them, their visitors and the development.
Meetings with the Directors
We believe that it is important that regular meetings are held with Freehold Company Directors and residents. The Property Manager and, where required, our Service Charge Accountant will be in attendance. We will agree a programme of meetings 12 months in advance on a rolling basis.
Our engagement with the other stakeholders will form part of the strategic communication plan that we agree prior to commencement of the service delivery.
