Property Search and Acquisition (Commercial and Residential) – Services Provided

               To begin the process, Lake & Co shall:

                 •  Meet you, the client, at a convenient place of your choosing, to take a full and detailed brief
                    for the property you are seeking

                 •  Create an initial shortlist of properties (to view in one day) and to confirm assumptions
                    made regarding the variables

                 •  Search both on-market and off-market properties via estate agents, developers, investors
                    and private contacts. Preview all prospective possible properties and create a further
                    shortlist of places to view

                 •  Refine and repeat the above process until we reach a successful outcome

                 Once the target property has been identified, Lake & Co will discuss with the client the best
                 strategy for offering and securing the property and shall:

                 •  Carry out an open-market assessment of the value of the target property

                 •  Introduce any professional service providers required for the acquisition, for example
                    solicitors, surveyors, bankers etc.

                 •  Liaise with the seller or seller’s agent and solicitor throughout the purchase to manage the
                    process on the client’s behalf until exchange of contracts

                 •  Carry out a pre-completion inspection to ensure the property is in the condition agreed at
                    the time of exchange

                 Upon completion, Lake & Co shall:

                 •  Obtain meter readings for the property and supply the client with details of the
                    various suppliers. Arrange cleaning if required and any additional services (see
                    Additional Services Provided)


                 •  Meet the client either at their property, office or hotel with the keys, or arrange for
                    them to be securely delivered to an address of their choice

                •  Prepare a “Welcome Pack” for the new home to include, but not limited to,
                    emergency telephone numbers, meter readings, alarm codes etc.
