Managed Sales Overview

               Selling your house can be a time-consuming and challenging process. Knowing whom to trust to give
               you the correct advice is key.

               With most estate agents focused on their monthly sales targets and not your best interests, there is
               a continual need for them to promise high prices to win instructions, irrespective of market
               conditions, or buyer demand and sentiment. This often leaves you wondering which way to turn,
               whilst still wanting to maximise the value of your property. The challenge is that selling agents are
               aware of this, and rely on it. With some flattery and the promise of a high price, they try to convince
               you that you should engage their services.

               The average seller has little to no experience of managing this dynamic, which often allows estate
               agents to win the instruction at an overblown price. This inevitably ends with a series of considerable
               price reductions week after week, until the price is low enough to excite new or old buyers in a stale
               marketing campaign. Typically, the eventual price achieved ends up being below both expectation
               and the true market value. Savvy buyers will see the price reductions and sense they can drive a hard
               bargain.

               pricing and selling strategy is best suited to the property and the prevailing market conditions.
               Pricing high and hoping to achieve a market-beating price rarely works!

               monthly sales target.

               ensure your property is presented both physically and legally in the best possible light and is ready
               for you to transact should that holy grail of a cash buyer emerge and want to purchase on the same
               day!

               We may also recommend that now is not the best time for you to sell and suggest alternative ways
               to achieve your goals. It’s always worth selling at the right time… “you only lose in property when
               you sell”!
